JOB DESCRIPTION / RESPONSIBILITIES
Assist the Chief Engineer and Assistant Chief Engineer in managing day-to-day engineering activity and oversight. Responsible for the safe and efficient operation of all mechanical / electrical equipment, controls, and distribution panels used to provide heat, air conditioning, ventilation and electrical power service.
Assist the Assistant Chief Engineer / Chief Engineer to ensure all preventative maintenance is performed according to Brookfield standards including, but not limited to, Angus Anywhere, HVAC and MEP (Mechanical Electrical and Plumbing) systems, EMS (Energy Management Systems), BAS (Building Automation Systems), CRE (Connected Real Estate - building mechanical technology), FLS (Fire Life Safety Systems), Smoke Control / Smoke Evacuation, Emergency Power apparatus, changing filters, lubrication of systems motors and gears, inspecting and adjusting belts and pulleys, and replacing motors, bearings, shafts, Service, Repair and Maintenance of refrigeration machinery and equipment according to Brookfield standards. Assist the Assistant Chief Engineer / Chief Engineer with supervision, direction and oversight on the daily activities of the engineering crew. Ensures that the crew perform in compliance with Brookfield standards. Assist the Assistant Chief Engineer / Chief Engineer oversee the proper level of service to the tenants and taking the action necessary to maintain and achieve Brookfield goals. Assist the Chief with oversight on service, repair and maintenance condition of all building systems, equipment; preserve the value of the property and to minimize downtime. Assist the Assistant Chief Engineer / Chief Engineer with proper oversight ensuring compliance with all requirements of the ACM, O&M Plan and Maintenance Plan as it applies to engineering, construction, and abatement activities. Assist the Assistant Chief Engineer / Chief Engineer ensuring compliance by engineering staff with Brookfield policies, including those concerning BEMC, safety, job performance, and personal conduct. Assist the Assistant Chief Engineer / Chief Engineer prepare and execute assigned portions of the operating budget, including HVAC, plumbing, electrical and utilities categories, and assists the General Manager, and the Property Accountant in tracking expenditures, tenant sundry billing and in managing expenses as per Brookfield procedures. Assist the Assistant Chief Engineer / Chief Engineer to plan, forecast and schedule all necessary major CapEx and OpEx, repairs and improvements to the property. Prepare descriptions for the capital budget of planned or required projects, as assigned by the General Manager / Director, Engineering. Assist the Assistant Chief Engineer / Chief Engineer with T.I. reviews, memorializes, documents and communicates construction documents and provides written reviews to the Chief Engineer. Ensures that pre-construction, field progress review and post-construction checks are performed and documented and provide timely reports to the Chief Engineer on any construction deficiencies and assists in resolving them. Assist the Assistant Chief Engineer / Chief Engineer with key control and requests. Maintain complete, accurate records of the building key control system. Assist the Assistant Chief Engineer / Chief Engineer manage training sessions on Code Compliance OSHA-mandated safety needs, teaching classes as directed. Assist the Chief with the proper oversight of records of all training activities and obligations as related to Human Resources / Brookfield Compliance. Assist the Assistant Chief Engineer / Chief Engineer /property management team with vertical transportation and powered platform access / control/coordination S,R,M needs. Assist the Assistant Chief Engineer / Chief Engineer with the appropriate responsibility for maintaining base building drawings, any and all received as built drawings hard and soft format. Assist the Assistant Chief Engineer / Chief Engineer maintain the engineering log book and manage certificate cabinets for all Brookfield and code compliance documents, permits and related permits. Perform other duties as assigned. Assist the Assistant Chief Engineer / Chief Engineer foster a positive work atmosphere by acting and communicating in a manner to facilitate positive relationships with customers, clients, co-workers and management. Assist Assistant Chief Engineer / Chief Engineer in maintain effective/timely open communication with Office of the building management / Security / Parking / Janitorial / Vertical transportation etc., checking in daily and/or directed by ACE/CE/G.M.
Must have active, current license or certificate as required by local jurisdiction. 5 years of building operation and maintenance preferred Managerial experience (preferred) High School Diploma E.P.A. #608 Universal Technician Certification Union Certification B.O.M.A. (required) Understand basic building system design and operation (i.e. fire system, domestic water system, HVAC system, electrical distribution system, interrelated code compliance) Able to read and understand blue print drawings, not limited to mechanical, electrical, plumbing, structural or architectural Understanding of combustion engine service, repair and maintenance Experienced in Energy management Systems / Building Automation Systems preferred, not limited to the following – Direct Digital controls, Siemens controls, Process controls, Building Automation Systems (other), Programming basic and/or advanced code writing. Experience with commercial office building sustainability efforts not limited to LEED, Energy Star BOMA 360 as well as on-going commissioning. Ability to perform Upgrade Enhancements in field/zone and related controllers/FPTU’s/VAV’s, as well as head end Ability perform installations/retrofits on all of the above Related Fire Life Safety device interface and routine code compliance understanding Ability to maintain a calm demeanor in emergency situations Apply principles of rational thinking to solve practical problems Write reports with proper format, punctuation, spelling, and grammar, using all parts of speech Organizational skills and ability to compile appropriate information to plan and complete tasks Able to use Angus Anywhere work order program to receive and document work performed Desire to learn, ability to inspire and think outside the box
